SAWMILL COTTAGE nr CONISTON WATER
Sawmill Cottage is a luxury Lake District riverside cottage with 4 double ensuite bedrooms, lots of oak beams, 2 log fires and even a separate games room.
This 18th-century, award-winning cottage has been stylishly and tastefully, restored, furnished and equipped to a very high standard. Sawmill Cottage is located by the River Crake in the tiny hamlet of Low Nibthwaite, just 1 mile from the southern shores of Coniston Water in Lake District National Park.
Sawmill Cottage, with its beautiful riverside garden, is located at the end of a private lane and is blissfully peaceful and relaxing.
SITTING ROOM
The main sitting room is very spacious, light and airy. The large French doors open out onto the patio area with wonderful views down to the river.
The sitting room has plenty of room for 8 people. 3 large, very comfy, soft leather and suede sofas are arranged around the log fire and large screen Smart LED TV.
The TV has Free Sat and a DVD player.
The cottage Wi-Fi extends throughout the cottage and into the patio area. The broadband speed is very good given our rural location.
KITCHEN & DINING ROOM
Next door is the dining room and kitchen. The kitchen has been fitted out with top of the range German appliances including the latest technology 5 ring electric hob, 2 electric ovens, dishwasher, built-in microwave, internet radio with Spotify and all the pots, pans and crockery for you to cater in style on your self-catering holiday.
We’ve recently added a Smeg Lavazza coffee pod machine.
The ‘breakfast bar’ separates the kitchen from the dining room and the dining table seats 8 people. This lovely large room also has a log fire and another sofa.
The washing machine and tumble drier are located in a separate utility room.

BEDROOMS & ENSUITE BATHROOMS
The cottage has 4 ensuite double bedrooms. All 4 bedrooms are furnished with king-size Sealy Posturepedic beds and mattresses.
The main bedroom has a king-sized bed and Regency style, ‘wrap around’ headboard that has stunning views of the River Crake.
The French doors in this bedroom open out onto a large balcony overlooking the garden and river. This is a magical place to sit, watch and listen to the relaxing, gentle sound of the river. This west-facing balcony is also THE place to sit for amazing sunsets over the river and trees.
There are 2 further king-sized, ensuite bedrooms and 1 super-king size bedroom where the bed can be split into 2 single beds (please email us prior to arrival if this is your requirement).
One of the ensuite bathrooms is much larger than the other bathrooms and has an original ‘Jacob Delafon’, French cast iron roll top bath, refurbished of course! This good-sized ensuite bathroom also has a very large walk-in shower.
The ‘game room’ is located on the 3rd floor, nicely tucked away from the rest of the house. The games room has a Wii games console, a box full of games Wii games, a sofa and a TV.

GARDEN
The cottage has a totally enclosed patio garden and decking area with a large table, 8 chairs and brick built charcoal BBQ. The patio area offers a secure area for toddlers and dogs with the gate closed.
In front of the patio, the rest of the garden runs down the lovely River Crake that flows out of Coniston Water. At the end of the lawned area, you’ll find a bench to sit and relax by this beautiful stretch of river.
The sound of the river at the bottom of the garden is soooooooo relaxing.
Lake District Riverside Cottage
The lawned area of the garden that runs down to the river is fenced off on 3 sides. The only part of this garden area not fenced off is the river. We therefore advise that children are supervised outside of the patio area.
The cottage also has private fishing rights in front of the cottage. Licenses are required – Buy Licence
The most common fish here are sea trout and salmon, depending on the time of year.
Sawmill Cottage is your ‘dream’ luxury, riverside Lake District cottage with plenty of space and facilities for up to 8 people.

PARKING
There’s private off road parking for 4 cars. The parking spaces are by the entrance to the front door.
WINTER ACCESS
Sawmill Cottage is only 140 feet (42 meters) above sea level. It’s very rare for us to have snow disruption. We’ve never had anyone not be able to get to the cottage or our other nearby property, Charcoal House due to adverse weather.
PETS
We are happy to welcome up to 2 dogs at Sawmill Cottage.
Non-pet owners can rest assured that we spend extra time cleaning after dogs have stayed so that non-pet owners have no idea a dog has stayed at the cottage.
This is a great area for dogs with plenty of walks from the doorstep. Sawmill Cottage is surrounded by mountains, fells, fields, footpaths, woods and riverside walks where your dog can have a great holiday too.
Almost all the pubs in the Lake District welcome dogs, as well as many cafes and even most of the lake cruise ships.
Dogs love the Lake District! 🐾

The Hairy Bikers at Sawmill Cottage
The Hairy Bikers cottage
In October 2021, the BBC aired a new series, ‘The Hairy Bikers Go North’. In ‘episode 3’, Si King and his best pal Dave Myers can be seen enjoying their stay at Sawmill Cottage. They were filmed cooking in the kitchen and also having a BBQ in the patio area.
Later, The Hairy Bikers are joined by Dave’s Thai friends, eating at the table on the lawn by the river before doing a spot of fishing too!

EV Charging
Sawmill Cottage has an electric vehicle EV charger in the private parking area.
The charger is available exclusively for use of guests staying at Sawmill Cottage and has a maximum output of 7.4KW.
EV charging at Sawmill Cottage is provided on a ‘not for profit’ basis. You only pay the current cost of the electric.
The EV charger has a ‘type 2 tethered cable’. You simply plug it in your car, flick a switch in the cottage and recharge.
